Real estate mogul Christoph Gröner In an interview: Does Berlin build poor? <br>

Christoph Gröner, one of the leading builders in Germany, has his business focus in Berlin, but has not built anything in the past two years. As early as 2020, Gröner generously supported the Berlin CDU with a donation of 820,000 euros. Nevertheless, he defines himself as a convinced social democrat, which could lead to initial confusion. In his future forum in Berlin, however, Gröner explained his views and took up topics such as ecological building and affordable living space.

In terms of construction costs, Groener made it clear that the actual costs for building do not represent the main problem. The property prices in cities such as Munich, Hamburg and Leipzig have increased dramatically, which increases the total costs per square meter. In Berlin there was a similar development where the property prices have increased enormously. This led to an unprofitable new building, which caused the Gröner Group to withdraw from the Berlin construction sector.

GRÖNER underlines the challenges regarding purchasing power in Berlin. Compared to other German cities such as Cologne, Frankfurt and Munich, Berlin suffers from a low purchasing power that does not support the required rental price for fair property costs. This meant that the Gröner Group has not realized construction projects in Berlin for some time. This decision is based on the lack of economy due to the excessive property prices.

As a proposal for solving the lack of housing in Berlin, Groener suggests using the existing resources more efficiently and establishing construction law faster. He emphasizes that a political willingness to cooperate is crucial in order to realize innovative solutions such as the covering of highways for housing. Gröner advocates freeing the housing of ideological discussions and designing a comprehensive master plan that takes into account the interests of different political parties to promote the growth of living space in Berlin.

Overall, the interview with Christoph Gröner shows the complex challenges that the real estate industry in Berlin faces. It illustrates the importance of a strategic and cooperative approach to effectively tackle the lack of housing in the capital and to meet the needs of citizens.
