Aalen's property tax reform: How to successfully appeal!

Aalen, Deutschland - The property tax reform in Aalen has been in force since January 1, 2025. This reform brings with it a new calculation method based on the size of the property and the landscape value. Real estate owners in Aalen had to submit a declaration of determination by 2023 to determine the amount of their property tax. Now the city of Aalen is sending the new property tax notices, which brings a large amount of administrative effort. A total of around 30,000 notices for property tax B and around 1,800 have to be sent for property tax A.

The Aalen City Council has set a rate of 239 percentage points for property tax B. A higher level of 300 percentage points for property tax A applies to the agricultural and forestry areas. These new regulations raise many questions that led to an increase in inquiries to the city in the first few weeks after the notices were sent. Citizens were able to record between 50 and 70 telephone inquiries as well as over 400 email inquiries every day.
