In addition to EM stadiums: Real estate prices have exploded since 2006
next Friday the home European Championships starts and many football fans remember the World Cup in the summer of 2006. An analysis by Immoscout24 shows how real estate prices in the neighborhood of the stadiums have changed since then. The prices in the vicinity of the Berlin Olympic Stadium have risen by 262 percent since 2006. In contrast, it is particularly favorable to live near the arena, where real estate prices have only increased moderately since 2006. In 2006 the price of condominiums in Munich was the second tax in the vicinity of the Frankfurt stadium, while today there is only less paid in the Ruhrpott.
The square meter prices near the stadiums have risen sharply. At the Berlin Olympic Stadium, the current square meter price is 6,074 euros compared to 1,678 euros in 2006. In Fröttmaning, the proximity of the Munich stadium, the square meter price is even 8,266 euros. Near the Frankfurt Waldstadion, the square meter currently costs 4,105 euros and in Gelsenkirchen and Dortmund the prices are cheapest with 1,941 and 2,545 euros.
In addition, the analysis shows that rental prices near the stadium in the Ruhrpott are particularly cheap, while they are considerably higher in Berlin and Düsseldorf. The development of rental prices between 2006 and 2024 was particularly strong in Berlin, where the price rose by 122 percent. In the vicinity of the Cologne stadium, on the other hand, prices have only increased by 31 percent and are no longer one of the most expensive.
The analysis is based on medium rental and purchase prices in the median for existing apartments, which were inserted at Immoscout24 in the 1st quarter of 2024 and 2006. The respective district or district served as the basis for the price determination near the stadium.

The development of real estate prices near the stadium reflects a general trend that prices in most German cities rise. Football fans who want to buy now have to pay significantly higher prices than 18 years ago. While owners near the stadiums benefit from significant increases in value, the costs for potential buyers in some cities increase significantly. In Leipzig, property near the stadium is more expensive, for example than in Stuttgart and Frankfurt am Main.
