New basic taxes in Abtsgmünd: What owners now need to know!
Abtsgmünd, Deutschland - The property tax reform caused great excitement in Abtsgmünd! From January 2025, house and property owners must count on new modest, which could either result in higher or lower payments. This is the result of a judgment of the Federal Constitutional Court, which required a nationwide implementation of the reform. The municipality has now announced the new lifting rates for property taxes A and B, which are only waiting for the approval of the local council, as the Schwäbische Post reported.
The new lifting rates are a hot topic: administration proposes a rate of 400 percent for property tax A and 380 percent for property tax B. But what does that mean specifically for the walls of the citizens? The final property tax amount is determined by multiplication of the property value, the measurement value and the rate of lifting. An example from the financial department shows that an owner of a small family home with 571 m² would only have to pay just under 300 euros in the future, while it will be significantly more expensive for larger plots.
rising costs for many owners
owner of a single -family house with a large property of 1337 m² will have to expect around 693 euros from 2025, instead of 463 euros as before. The increase for undeveloped land in construction areas is particularly shocking: here the property tax increases from just under 60 euros to almost 650 euros! Farmers are also affected because the fees for agricultural areas will also increase.
Mayor Armin Kiemel sees the reform as a "step in the right direction" and hopes that the new regulations help to close the around 150 vacant lots in Abtsgmünd. These gaps are mostly in private hands and the community wants to avoid having to open up new construction areas.
No property tax C for the time being
Another point that causes discussions must be avoided by the community to initially do without the introduction of property tax C. This could determine a separate rate for undeveloped, but beaming plots to close construction gaps. Mayor Kiemel justifies this step by the fact that the already high fees for undeveloped land are initially sufficient.
The coming months will be crucial if the new property tax notices are sent. The uncertainty about future payments ensures nervousness among the owners in Abtsgmünd. The reform could bring relief as well as considerable additional burdens, which makes the situation a real challenge for many, as well as Schwäbische Post reported.
