New construction project on the package post site: Hochhauser ensure a dispute in Munich!

In Munich, the future of the package post site is being discussed intensively. Around 300 participants came together at an information evening in the Paketposthalle to discuss the new buildings planned by Ralf Büschl. The concept provides for designing the area as the entrance gate for the city from the West. Not only apartments, but also commercial space, offices, hotels and a green neighborhood park are planned. Around 1,100 apartments are planned in the master plan, 50 percent of which are intended as a subsidized or favorable living space. In addition, the listed package mail hall is to be integrated into the project, whereby an intermediate use for sports and events is being sought. The main point of the discussion, however, is the planned towers with a height of 150 meters, which were praised by city building councilor Elisabeth Merk as architecturally valuable. Critics, led by the citizens' initiative around Robert Brannekämper (CSU), have declared the question of approval as inadmissible and plan legal steps to stop the plans.

the citizens' decision and the high -rise debate

The "Hochhaus stop" association has successfully collected signatures in recent months and plans to have Munich citizens voted on the construction of the high -rise buildings before the summer vacation. At least 40,000 signatures were required for the citizens' decision, which were achieved in the last weeks of 2024. The citizens' initiative demands that the height of the buildings near the Paketposthalle limit to a maximum of 60 meters, while the Büschl group is planning the construction of two 155 meters high twins. The CSU member of the state parliament Brannekämper, who heads the initiative, warns of a "dam break" in urban development.

A meeting of the planning committee was only recently held in January 2024, in which the plans were initially positively assessed. However, the final decision is the responsibility of the city council, which must make a comprehensive examination of the plans. The time frame stipulates that the plans will be interpreted for 30 days after approval before the citizens' request is officially submitted. A positive vote could pave the way for a statute decision and thus for the necessary building law.

high -rise study as a guideline for future projects

The city of Munich is pursuing a clear strategy in dealing with high -rise buildings. The current high -rise study, which serves as the basis for planning procedures, requires high design and ecological standards for new buildings. In principle, the Munich line is intended to ensure a balance between traditional cityscape and modern construction projects. The city administration emphasizes that high -rise projects can only be realized at suitable locations and while fulfilling specific criteria.

In addition, attention is paid to the importance of climate neutrality and the flexibility of use. The criteria of the high -rise study include guidelines for urban planning, architectural design and the social added value of the project. These comprehensive fundamental requirements ensure that future development in Munich is not only aesthetically appealing, but above all sustainable.

The discussion about the package post site will probably shape the next few months. Until June 23, citizens have the opportunity to bring suggestions and objections to the plans.
