restructuring statute for Grünau residential complexes 7 and 8 should be canceled
header>For the "Leipzig Grünau WK 7 and WK 8" redevelopment area, the renovation statute is to be lifted this year. This means that the regulations of the special urban rights are eliminated for the district (§§ 136 ff. Building code). This has now launched the city's top at the suggestion of Mayor Thomas Dienberg. The city council finally decides.
statute enabled dismantling
With the renovation statute from 2003, the then shrinking district was to be enabled an orderly dismantling of unused social institutions and residential buildings. Between 1990 and 2011, the number of residents halved in the Grünau housing estate and returned from 84,800 to 39,700. This showed the residential complexes (WK) 7 and 8 high vacancies.
population grows again
So that the quarters were not neglected and attractive despite high vacancies, around 3,775 residential units were demolished in the residential complexes 7 and 8 alone, so that new freedom was created. The WK 7 and 8 are now facing new opportunities and challenges, but the basic assumption of the renovation statute - the further shrinkage of the neighborhood - is no longer available. The population has increased again since 2012, and the need for housing in Leipzig is also growing.
range of apartments must be adjusted
The challenge is now to better adapt the living space available in Grünau to the needs of the various population groups. There are many 3-room apartments in stock, but more 1 room apartments and apartments with at least four rooms are in demand. Barrier -free apartments are also used. The first accents have now been set with the terrace houses, the multi-generation living on the Neptunweg and the Lipsia tower, so that the range of housing is slowly changing.
also infrastructure requires measures
So far, the potential of the many existing green areas is hardly used in the area. At the same time, there is still a lack of sufficient meeting points and leisure activities on site, especially for young people. The retail offer has also decreased significantly in recent years - not least because of the low purchasing power around WK 7 and 8. At the same time, the population composition must be reacted to the population that is becoming increasingly older and multicultural.
Even if the renovation statute is lifted, there are no compensation amounts for the property owners in the area. This is because the urban planning measure was carried out in the so -called simplified procedure.
urban development concepts
Grünau is still the focus of integrated urban development. For the needs-based urban planning, interdisciplinary, social and ethnic-integrative development of the neighborhood, goals and measures were formulated in the Insek (integrated urban development concept) Leipzig 2030 as well as in the Stek (urban development concept) Grünau 2030, to implement urban development funds from the BUND-LANDER-LANDER program "Social cohesion-coexistence in the district" (SZP).
