New life in the brewery district: soon to start construction and design concept
The development of the former Coca-Cola site in the Bremen brewery district is progressing. The development plan 2517a, which is now available in public for inspection, promises a transformative change in the district. Residents and interested parties have the opportunity to find out about the planned changes until August 26th in the local office in Hemelingen or online.
Future-oriented planning in the Brauerviertel
The plans for the site are based on an urban planning study from 2019. Four construction fields are planned, which are opened up by three new streets. The city's goal is to create a model for a "productive city" in which living, business and social institutions harmonize. This should not only promote short distances, but also reduce traffic and increase the quality of life in the district.
Affordable living space in focus
City planner Claudia Schulze has announced that a total of 240 residential units will be created, of which at least 25 percent are a sponsored living space. This speaks for a clear commitment from the city to create affordable living space, which is urgently needed in many cities. The needs of families should also be considered when designing the housing.
The way to the construction site
Viktor Stripling, shareholder of the owner company, expressed an optimistic manner about a possible start of construction. Although the development plan has to become final, a construction start is expected towards the end of 2025 or in spring 2026, depending on the granting of the building permits. The construction period will take four to five years.
noise protection for the residents
A central concern in the planning process is noise protection. Since the Bremen-Osnabrück railway line borders directly on the site, the building structures are planned in such a way that they act as sound insulation. Flanking measures, such as the construction of residential buildings near the railway system, are intended to help minimize the noise for future residents.
Sustainable mobility in the concept
The brewery district is designed as a car -armed quarters, with car traffic being limited to a minimum. For those who still rely on the car, 330 parking spaces are planned in underground garages. The promotion of cycling mobility is underlined by 800 planned bicycle parking spaces that are accessible to the local bike network.
Future of the Köneck area uncertain
While the development plan for the Coca-Cola site has already been presented, the future of the adjacent Könecke site remains unclear. The bankruptcy of the real estate company Wohninvest has stalled the plans there. This raises the question of how the entire development will have an impact in the Brauerviertel, especially with regard to the creation of a uniform cityscape.
Information for interested citizens
citizens who want to learn more about the plans have the opportunity to view the development plan until August 26th. Comments and objections can be introduced both in the local office in Hemelingen and online via the website www.bauleitplan.bremen.de. This phase of public inspection is crucial to give future residents a say and to promote acceptance for the project.
