In the downtown Wanner, there are significant changes that indicate a new chapter in urban development. On September 3, 2024, the Council approved the sale of urban land between Heinestraße and Haydnstraße as part of a non -public meeting. This step paves the way for the ambitious project of the Investor Wureme GmbH, which is to be implemented as a town hall carré.
With the approval, an area of around 11,000 square meters is reserved for the construction of five modern buildings. These are said to offer around 10,000 square meters of living space, with a considerable part, namely 40 percent, is planned as a publicly funded housing. In addition, office space, gastronomic offers, practices and a food market will also be part of the entire plan, while the existing Rewe market will first give way, but will later move into a new modern building.
versatile use and innovative construction
A highlight of the project is the integration of townhouses - multi -storey houses on a small floor area - which should enrich the urban area. The investors have also provided an underground car park with dozens of parking spaces to relieve the traffic in the city center. This creates a central point in tub that connects the north and south of the city.
"We rely on modern and sustainable energy supply," explains Sascha Wurm from Wureme GmbH. This includes photovoltaic systems, heat pumps, green roof and water treatment measures, with the aim of achieving 90 percent self -sufficiency. These environmentally friendly concepts should not only appeal to the residents, but also leave a lasting positive impression on the city landscape.
comprehensive mobility concept
In addition to the buildings, the new center is equipped with wheel parking spaces and a modern mobility concept that meets the needs of city dwellers. Green areas around the new buildings will act as additional design elements and contribute to increasing the quality of life in downtown Wanner. City Councilor Stefan Thaben describes the project as "beautiful urban planning" and sees it an important impulse for the region.The total investment volume for the Rathauscarré is estimated at around 70 million euros. Mayor Dr. Frank Dudda announced his enthusiasm for the development: "A project of this size can trigger a chain reaction," he said, while he announced additional plans for the adjacent K-Haus for spring 2025. "These are all new points for a revitalization of downtown Wanner."
The Wureme GmbH prevailed in a bidder investor procedure, in which not only the offered purchase price, but also the architectural quality of the design was decisive. The city administration is now being commissioned to complete the development plan, which is expected to obtain legal force in 2026.
The investors are optimistic that the construction work is expected to begin in early 2026 if no unexpected delays occur. The aim is that the first buildings, including the new Rewe market, will be completed by 2028 at best. The anticipation for this significant project is noticeable and shows that tub-eickel could break into a new era of city face.
