Neustadt-Glewe: Restoring of the former hotel into modern apartments started
In Lederstrasse 6 in Neustadt-Glewe, a former workers' dormitory, which was used for foreign workers for many years, is converted into a modern residential complex with 24 apartments. The investor Gabor Györfi has big plans for the area and is optimistic. "The first apartments should be ready for occupancy on December 1, 2023," announces Györfi in the vivid staircase of the building, which is currently still a construction site and is waiting for its completion.
The building, which was once built as a dormitory for Vietnamese contract workers, has lived through many facets in the past. Most recently, it served as accommodation for Ukrainian refugees before Györfi had the vision of transforming the area into a contemporary house. However, the complete conversion and renovation of the former "Glewe" hotel took longer than originally planned. "We waited for the building permit from May 2022 to September 2023," explains building supervisor Jörg Merten.
Modern living concepts for Neustadt-Glewe
With an investment of around 2.2 million euros, the building is extensively modernized. All electrical and water pipes and the heating system have been renewed. In addition, the installation of elevators enables the apartments to be barrier -free and accessible to age. "This is not only a renewal of the building, but also an important contribution to the creation of living space in Neustadt-Glewe," says Györfi.
A total of 18 two-room and six three-room apartments are created. The cold rent is expected to be around nine euros per square meter, which at the moment the demand for affordable living space in the region is at the moment. "It is encouraging to find out that the first residential unit has already been awarded, and that before we have acted actively on the market," adds Merten.
A holistic residential complex
The conversion project is part of a larger project that Györfi is planning in Neustadt-Glewe. There are already 20 additional apartments on the same property, which were successfully implemented from a former apprenticeship home in the leather work and could be obtained in November 2022. In addition, plans for a new building with another 20 apartments near the current project are planned for the next year.
It is particularly noteworthy that the new residential park also includes a parking area in which a group of Soay sheep ensures the care of the site. These sheep contribute to visually upgrading the area and filling with life. A sheep that bears the same name as the investor has already gained local celebrity after he escaped several times during an adventure in the area.
The conversion is not only a structural measure, but also stands for a process of change in the city of Neustadt-Glewe, which covers local needs for living space and at the same time convinces with modern standards and barrier-free design.
structural developments and changes in Neustadt-Glewe
The conversion of the former hotel building in Lederstrasse is part of a broader structural development in Neustadt-Glewe. In recent years, the city has launched several initiatives to promote housing construction and at the same time cover the need for affordable living space. The citizens have repeatedly pointed out the need for the need to create more apartments, especially for low -income households.
An example of this change is the recently completed project in the former apprenticeship home, which was successfully converted into level apartments. Such initiatives are not only crucial for the provision of living space, but also promote social integration and the sense of community in the city.
economic aspects of housing construction
Investments in the housing projects by private investors such as Gabor Györfi are an essential part of the region's economic development. The estimated 2.2 million euros that flow into the renovation not only have a direct impact on the real estate market, but also on local service providers and craft businesses. This creates jobs and can inspire economic growth in Neustadt-Glewe.
A current survey of the IHK shows that the living space situation has intensified in many small cities in Germany, including Neustadt-Glewe. About 70 % of the respondents thought the creation of more living space considered one of the most important challenges in the next few years. By creating new, affordable apartments, not only can the lack of living space reduce, but also the attractiveness of the city for new residents and entrepreneurs can be increased.
variety of forms of living in Neustadt-Glewe
The planned apartments at Lederstrasse 6 are offered in various sizes and formats to meet the needs of a broad population group. Particular attention is paid to barrier -free living, which is of great importance for older people and families with children.
In addition to the new buildings, there are efforts to revitalize existing structures and adapt to modern standards. This is also evident in the Gabor Wohnpark, which should not only create living space, but also a living space with green areas and common areas. Such initiatives promote a livable living environment and thus attract various population groups, which contributes to the diversity of the city.
The Gabor Wohnpark is an example of successful urban development that not only focuses on mere building, but also on the design of habitats and communities.
