New industrial area in Embsen: Economic committee makes decision!

Achim, Deutschland - The Economic Committee has adopted a new decision to set up for a commercial area on the former Flarak site in Embsen. This decision replaces an earlier decision -making decision from 2012 that had provided a solar park. The area comprises about 7.3 hectares and has been part of the Bremen company Peper & Sons for around two and a half years. Christoph Peper, managing partner of the company, expressed confidence in the location.

The planned time process stipulates that the blueprint should be available by mid -2026, followed by the development according to the construction plan. The building construction is scheduled to begin at the end of 2026, with a completion for the beginning of 2028. On around 38,900 square meters, the construction of a commercial object is planned by Peper & Sons. In addition, two other areas of 7,300 and 10,900 square meters are to be sold, while around 13,600 square meters are reserved for a new recycling center to replace the previous facilities in Achim and Oyten.

The area is opened up via Margarete-Steiff-Straße, whereby the city of Achim has a right of first refusal to an adjacent parcel. Critical comments on nature conservation were particularly expressed by Michael Schröter (Greens), who pointed out in rare species in the area. Christoph Peper explained that tree felling was carried out in the context of permits, but Cord Mernmann, a former farmer, pointed out two water crops in the area and expressed concerns about drainage. Steffen Zorn, Head of Building and Urban Development, emphasized the need to take into account the environmental relevance of the pools and was optimistic that compensation measures are possible.

At the same time, the Lower Nature Conservation Authority of the Verden district stopped maintenance measures on the Flarak site, since more trees were felled than approved. After a speech by the nature conservation authority, this work was discontinued immediately. During the procedure, the number of felled trees is no longer considered understandable. In addition, there is suspicion of an intervention that may be subject to approval, which could possibly affect habitats of fence lizards, as [Weser Kurier] reported. It remains uncertain whether there will be consequences for those responsible; An exam is currently underway.

The planning committee unanimously voted for the creation of the formal requirements for commercial settlement. The old development plan for the Embsen industrial estate should therefore be lifted and replaced by a new one. However, the project is not yet in dry towels, since basic questions about nature conservation and traffic have to be clarified. Peper & Sons plans to build a large commercial property on 40,000 square meters, with two other areas of 7,000 and 11,000 square meters for medium -sized companies and a recycling center on 14,000 square meters.

Christoph Peper hopes to have building law in the summer of 2026 so that the projects will be able to start with the implementation of the projects, as [Kreiszeitung] reported.
