Biberach: Digital conversion analysis revolutionizes micro-living!

A lot is happening in the real estate industry at the moment! The Biberach University of Applied Sciences (HBC), together with BelForm GmbH & Co. KG, has launched the digital conversion analysis, which is particularly concerned with the conversion of existing properties. As the Swabian newspaper reports, this innovative tool aims to accelerate conversion and assess the potential of existing buildings for new housing concepts.

The conversion analysis offers owners and project developers a quick initial assessment of the conversion potential. Within just 48 hours you will receive a detailed report based on a comprehensive questionnaire. Location factors, structural characteristics, ESG criteria and financing plans are taken into account. “There’s something going on!” says Prof. Dr. Thomas Beyerle from the Faculty of Business Administration, who played a key role in the project.

Sustainability in focus

The concept of micro-living, which includes small, efficient living spaces between 18 and 35 square meters, is classified as particularly sustainable and resilient, especially in times of crisis. This is a key insight that... IT Boltwise highlights. The development of micro-living concepts is a response to changing lifestyles and the urgent need for flexible living space in urban areas. An increasing vacancy rate in B and C locations is offset by the growing need for living space, meaning that conversion projects to convert empty commercial buildings into living space are becoming more important.

BelForm has already hosted exclusive events to discuss the potential of micro-living, including a recent one in Munich. The new tool was presented, which serves as a practical and scientifically sound basis for quickly assessing the conversion potential of real estate.

A look into the future

The evaluation criteria for digital conversion analysis include not only technical aspects, but also current market conditions. Given the increasing number of bookings in expensive A locations following a stable recovery in property prices, while other locations are falling, this tool is extremely relevant. Prof. Dr. Beyerle emphasizes how important conversion projects are for sustainable urban development and shows how the right analysis contributes to optimizing the returns of existing properties.

Due to the ongoing trend towards urbanization and the associated changes in the use of living space, conversion analysis makes it possible for investors to react quickly to these developments and to repurpose corresponding properties. More and more people are looking for new housing alternatives, and digital conversion analysis is becoming an essential tool for the industry. Those interested can find out more about the analysis and use it free of charge via BelForm.
