Merchingen Castle: A bargain or a renovation nightmare?

The picturesque Merchingen Castle in Ravenstein is now for sale and could represent a very special project for history lovers and investors. The purchase price of just 150,000 euros makes it currently the cheapest castle in Baden-Württemberg - there are only two other castles in the entire country that are even cheaper. But the offer has its pitfalls.

With an impressive 600 square meters of living space and 25 rooms, the castle could offer a charming home or a unique business concept. It was built around 1600 and impresses with stucco ceilings and old oak floors that give the building a nostalgic flair. The property size is almost 1,800 square meters and offers a quiet residential area close to the motorway connection.

Renovation needs and renovation costs

Despite the tempting price, Merchingen Castle is in great need of renovation. The building has been empty since around 1990 and has suffered over the years. The walls are partly crooked, the ceilings are tilting and the stucco is in danger of falling off. The ivy that grows through old wooden windows is another indication of the renovation backlog. There is currently neither running water nor electricity. The estimated renovation costs amount to two to three million euros, as a thorough renovation is urgently needed. In addition, the monument protection requirements must be observed, which brings with it further challenges.
