Tuttlinger Wohnbau: Horst Riess' impressive balance after 33 years!

Horst Riess, a native of Tuttlingen, has retired after 33 years as managing director of Tuttlinger Wohnbau. His departure comes shortly before his 70th birthday and marks the end of an impressive career marked by passion for housing and deep commitment to his hometown. “We have achieved a lot in Tuttlingen,” emphasizes Riess, who grew up in modest circumstances in a farmhouse.

Under Riess’ leadership, Tuttlinger Wohnbau has implemented numerous important projects. The Wöhrden West neighborhood project, which was inaugurated in 2004, is particularly memorable. What was once an unattractive district with old buildings and no paved streets underwent a comprehensive transformation under Riess. This controversial project was started together with Mayor Heinz-Jürgen Koloczek, the costs of which have increased from an initial 20 million euros to an estimated 40 million euros today. Almost 75 construction site tours were necessary to convince citizens of the advantages. Today the Scala cinema, an Irish pub and the star restaurant Anima enrich the area.

The big construction projects

The Drei-Kronen-Hof project is also indelible in Riess’ balance sheet. Here, an area in need of renovation was transformed into a modern residential and commercial district. Despite delays due to the corona pandemic and times of war, 70 apartments and 3,000 square meters of commercial space were built here at a cost of almost 45 million euros.

Another challenging project was the Tuttlinger Höfe, which proved difficult due to the large number of owners and users. The costs amounted to over 30 million euros and included 100 apartments and several commercial units. Across all projects it is clear that Riess had a good knack for developing housing and public facilities.

Proven track record

Riess’ balance sheet at Tuttlinger Wohnbau is impressive. He took over the management in 1992 and started with total assets of 36 million euros. Today, after more than three decades, the balance sheet total is an impressive 122 million euros. Sales increased from 6 million euros to 22 million euros. In addition, the apartments in the portfolio have grown from 1,300 to 1,850. In a total of 33 years, over 500 rental apartments were built and sold and more than 100 million euros were invested in renovations.

The successes of Tuttlinger Wohnbau under Riess’ leadership extend beyond pure residential construction. Numerous restaurants, pubs and hotels were created, which also enrich the city's leisure offerings. A total of 14 restaurants were leased, many of which contribute to the region's commercial success.

With his retirement from active business, Riess leaves behind a secure legacy and a city whose face he played a key role in shaping. “It was an eventful time,” he looks back. “I am proud of what we have achieved.” Tuttlinger Wohnbau will continue to grow under his vision and the foundations he has created.

A personal chapter closes for Horst Riess, who can now look forward to well-deserved time with family and friends. But one thing is certain: his influence on Tuttlingen will remain.
