The world of property management is facing a transformation driven by artificial intelligence (AI). A Coburg company called Leib recently presented an innovative AI application that handles utility billing in just two minutes. This could not only increase efficiency, but also significantly reduce the workload of property managers. According to NP-Coburg, many property owners often have questions about topics such as awnings or resolutions from owners' meetings that have to be painstakingly researched. This is where AI comes in and enables these concerns to be answered quickly and precisely.
But what does the industry actually look like? The industry association VDIV found in a survey that 22.2 percent of the approximately 400 companies surveyed were already using AI tools and a further 45.1 percent were planning to do so in the near future. Customer communication is the most common area of application, cited by 55.4 percent of those surveyed. Additionally, 32.6 percent are interested in using AI to create property descriptions and advertisements, while 21.7 percent want to use content for social media and email campaigns. These figures make it clear that the integration of AI in real estate management has already reached the broad audience of property managers, as Haufe clearly shows.
Hurdles and challenges
However, not all companies are euphoric about introducing artificial intelligence. 63 percent of those surveyed say that integration into existing systems is the biggest hurdle. There are also technical challenges that 40.2 percent of survey participants see as problematic. Despite these concerns, 84.9 percent of AI users are satisfied with their experience so far, supported by an average rating of 1.8 on a scale of 1 to 5. A convincing signal that the effort is worth it, as ZIA Deutschland found out in its own study.
What is particularly interesting is that 81 percent of those surveyed recognize the potential of AI to automate real estate processes. In addition, 79 percent believe that AI can help address the shortage of skilled workers. Many companies are therefore already using internal chatbots or are planning to do so. It seems that the real estate industry is facing a fundamental change that brings with it new opportunities but also challenges.
The look forward
The numbers clearly show that the real estate industry is grappling with change in which AI can play a key role. Even if some management companies are cautious, there is a clear trend towards more digitalization. However, 51.3 percent of the administrations that took part in the survey are hesitant due to an insufficient overview of the available market solutions. However, the picture could change drastically in a short time as the benefits of the new technologies become clearer and solutions that make integration easier become established.
