Grassau strengthens the town center: new retail concept decided!
A lot is happening in Grassau! The municipality has examined the retail concept from 2017 and adopted a new urban development concept. The aim is to strengthen the town center and improve what is available to citizens. Especially after the loss of eight businesses since 2017, it is important to promote the center's attractiveness. The new concept will serve as a basis for future land-use planning and investment decisions, such as Radio Charivari reported.
What is particularly noteworthy is that the vacancy rate in Grassau is relatively low, which indicates stable demand. In order to further utilize the development potential, the following projects are being considered: the construction of a modern supermarket, additional offers specifically for young people and a general improvement in the quality of stay in the town center.
Development of the commercial area
But it's not just the town center that's in focus. There is also a lot of planning going on on the site of the former Körting works. A gas station, a Hagebau market and a fitness studio are to be built here. However, city planner Jan Vorholt expresses concerns that this commercial area could harm the town center. Vorholt recommends not offering any local supplies, such as shoes or textiles, in the new area, because the survey shows that the majority of Grassau residents are satisfied with the existing offering - and less than 10% miss a hardware store Chiemgau24 reported.
The local councilors approved the new retail concept with a large majority. Only Mehdi Akbari sees the small shops in the center at risk and therefore expresses concerns about the concept. Not only commercial space is planned, but also a residential area for around 500 people with social housing, terraced and single-family houses and a kindergarten.
Lessons from the past
In view of developments in retail, it is clear that cities and municipalities have the task of developing attractive usage concepts. How DSTGB notes, the decline in department stores in Germany since 1994 reflects the change in retail. These changes are also important for Grassau. Long-term vacancies in city centers can have a serious impact on the attractiveness of the places.
A possible solution could be the conversion of empty department stores and department stores. Interdisciplinary collaboration between municipalities, project developers and communities will be crucial in order to develop new usage concepts and thereby revitalize inner cities and address different target groups.
Grassau shows that there is change in the community that is being approached with a good hand. The next few years should be exciting for everyone who lives and wants to invest here.
