Another big deal in the real estate market! An exciting real estate sale took place in the south of Hamburg. How it-boltwise reports, DAHLER Invest is brokering a residential complex with five apartment buildings to a family office from Hamburg. The seller is a community of heirs from Berlin who have owned the property in their family since the 1980s.
The ensemble includes a total of 73 apartments on a rentable area of around 4,300 square meters. The properties stand on a spacious plot of around 10,100 square meters and are in a well-maintained condition. What is particularly noteworthy is the respectable energy efficiency of these systems.
Long-term plans and market developments
The Hamburg family office plans to hold the properties for the long term. The average rent is around 7.46 euros per square meter, which means a solid basis for further development. The purchase price has not been officially published, but is said to be in the mid-single-digit million range. Sebastian Schlüter from DAHLER Invest mentions that the current real estate market is currently offering good entry opportunities for private and semi-professional investors.
After a phase of stagnation, price increases for apartment buildings can now be observed again. In particular, the dynamics in the Hamburg market and in the suburbs of the top 7 cities in Germany show a high demand for large, scalable residential complexes.
