Bad Dürrheim: New tiny apartment project causes heated debates!
Something is happening in housing policy in Bad Dürrheim. Given the increasing population and growing tourism infrastructure, the city has identified a projected need for new residential space. The planned “Bildstöckle” construction project with its tiny apartments is intended to take this demand into account. According to that Black Forest messenger The project has already found a positive response in the local council, where deputy mayor Klaus Götz explained that the mixed area on Friedhofsweg should be converted into a residential area.
The construction project, which was presented by the owner of the Waldeckhotel, Rüdiger Schrenk, covers a 0.2 hectare site. The plans call for an increased number of floors – from the current one to three full floors. The building will be approximately 10.5 meters high and approximately 15 meters long. In order to minimize noise pollution from the nearby B27, triple-glazed windows and sustainable construction with photovoltaic systems are planned.
Housing units for young professionals
The concept provides for a total of 21 tiny apartments, which are between 27 and 30 square meters in size and are primarily intended for young employees and specialists at the Waldeckhotel. The apartments are intended as transitional housing that can be used for a period of one to two years. In total, the building could accommodate 21 to 24 people, with a maximum double occupancy planned per apartment. The reduction of parking spaces from 1.5 to 1.0 per apartment, due to the preference for single occupancy, has already caused discussion.
The city architect Petra Schmidtmann supports the reduction in parking spaces, while some local council factions such as the FDP and CDU expressed concerns. The CDU application to increase the number of parking spaces back to 1.5 was rejected, and the local council decided to draw up the development plan with 1.0 parking spaces with four abstentions. Nevertheless, the creation of affordable housing in the region is a clear plus point of this project, as is that South Courier reported.
A trend towards tiny houses
The tiny house movement, which originated in the USA, is also gaining importance in Germany. Tiny houses offer a sustainable and cost-effective housing solution that is particularly attractive to younger people. These tiny houses, which typically range in size from 15 to 50 square meters, require fewer building materials and energy, reducing the environmental footprint. In Bad Dürrheim, the “Bildstöckle” construction project is an example of the potential of tiny houses to respond to the shortage of living space and at the same time promote sustainable lifestyles. The plans drawn up therefore show that the city of Bad Dürrheim is taking a step into the future - with a clear view of the respectful use of space and resources.
