Building permit for Munich's AIM project: New life for the old town!
In downtown Munich, building permission has been granted for the AIM project, which is to be realized in the former C&A property on Kaufingerstrasse. This major project, which includes a mix of retail, office space, restaurants and apartments, is an important step for urban development. So reported Fashion Network that construction work began at the beginning of 2025 and the demolition permit was issued in April of the same year. The demolished building, which was unsightly, is making way for modern, mixed use.
The project, which is being created through the collaboration of the INKA Group and ACCUMULATA, aims for a gross floor area of around 23,000 square meters. Completion of the AIM ensemble is scheduled for mid-2027. The conversion includes the dismantling of the building's approach on Fürstenfelder Straße as well as the roof and the fifth floor Real estate manager described in detail.
Mixed use for urban living
AIM will not only offer retail space from the 1st basement to the 1st floor, but will also create modern new work office space from the 2nd floor. The first anchor tenant, New Yorker, has already rented 3,500 square meters. Meanwhile, the marketing of additional areas is running parallel to the construction work. This strategic positioning aims to significantly expand the pedestrian zone towards the Hackenviertel and promote a lively, urban environment.
The architectural concept of the AIM project follows the philosophy of light-flooded and green interior design. Common areas and greenery on the roof and terrace areas should also contribute to promoting biodiversity. These approaches are in line with the goals of sustainable urban development pursued by the city of Munich. Sustainability is a central concern that should also be implemented in this project, as the city emphasizes: Munich.de emphasizes that the aim is to achieve a dense mix of living, working, shopping and leisure in order to create short distances and a pleasant living environment.
A step towards the future
The AIM project design is based on modern concepts that meet the needs of today's society. This is intended to ensure the necessary infrastructural requirements, such as barrier-free access and connections to local public transport. In addition, emphasis is placed on reactivating existing apartments in order to increase the quality of life on site.
Particularly worth mentioning is the planned DGNB platinum certification, which shows that this project aims to set standards not only in its functionality, but also in its ecology. With energy-efficient building technology and climate-sensitive planning, the AIM project will set a positive example for urban developments of the future. In this way, another piece of urban sustainability is added to Munich that can meet both current and future challenges.
