Rents under pressure: Unterschleißheim is planning drastic increases!

The housing market in the Munich area is becoming increasingly competitive and rents are rising rapidly. Tenants in Unterschleißheim are already paying up to 950 euros cold for a 35 square meter apartment and even 2600 euros warm for a 100 square meter terraced house. These numbers send a clear message: Housing is becoming more expensive and almost everyone is affected by it. The city of Unterschleißheim manages 113 rental apartments with rental prices ranging between 5 and 8.50 euros per square meter. Therefore, cheap rents are being discussed in political committees and are seen as a problem.

In order to reduce the financial pressure on municipalities, the city council has launched a “rent adjustment concept”. This is intended to create a fair tenant structure and at the same time secure income. The SPD in particular supports this initiative and advocates rent increases of 15 percent every three years when there is a change of tenant. The Greens, on the other hand, sharply criticize this as anti-social and are instead calling for staggered increases of just 5 percent.

The location in detail

The discussion about rent increases is not only important in Unterschleißheim. In the neighboring community of Haar, a rent increase of up to 15 percent in three years was recently decided. The Greens are critical of the consequences of this policy, especially for low-income households, as the Green city councilor pointed out. On the other hand, the SPD argues that rents are still cheap compared to the overall increased market level.

According to a current rent index from Munich, which is updated every two years, high rental prices are already taking hold in the region. From 2025, a new rent index will be created based on a representative random sample. This survey includes all privately financed apartments for which a new contract has either been concluded or the rental prices have changed in recent years.

A look into the future

The current rent index for 2023 shows that rents in Munich have risen sharply. The prices for different types of apartments are now enormous:

There are many reasons for the high rental prices: the strong population growth, which attracts Munich as an economically strong region, and the limited availability of living space. Forecasts show rental prices are expected to continue rising, with the city planning measures to ease pressure on the housing market. These include the promotion of new construction projects, especially in the affordable segment, as well as the improvement of transport infrastructure.

The upcoming changes to the housing market raise questions: How will rents affect the quality of life of citizens? And will the planned measures actually bring relief? One thing is certain – the housing market in and around Munich remains exciting and challenging.
