In Starnberg, the situation for many tenants is currently anything but rosy. With the sale of the Seearkaden to Tatar Holding, a real estate portfolio holder from Paderborn, the situation changed dramatically. How Mercury reported, the rental agreements for the coveted underground parking spaces have been terminated, and the previous rents of 75 to 80 euros are to be increased to a whopping 500 euros per month. This drastic increase is causing great uncertainty among tenants, who are now considering whether a change of location might not be a better solution.

Especially at a time when many of us need to keep an eye on our finances, this increase comes as a slap in the face. “The city has informed the district office to examine the legal consequences,” added Mayor Patrick Janik, who has already been contacted several times by concerned tenants. A new parking lot on Ludwigstrasse with 28 parking spaces is being planned, but this won't help many people if they lose their parking spaces in the Seearkaden.

Significant changes for tenants

The Seearkaden, which was built in the 1990s and offers a variety of uses, is not just a place for retail shops and offices. The 160 parking spaces on two levels, which were previously relatively cheap, are no longer safe for tenants. The market reported that tenants have already received notice of termination of their contracts, leading many to think about new solutions.

Another big issue is likely to be the structural defects in the sea arcades. Among other things, moisture damage and mold formation have been identified for years. “Water gets into Medien LB’s DVD storage when it rains,” explain affected tenants who have been drawing attention to these problems for a long time. Numerous businesses such as the Bistro “Enjoy” have now closed their doors, and the Stangls, the largest tenants in the area, have also announced that they will close at the end of the year.

Legal challenges and future prospects

The bistro's rent arrears amount to almost 20,000 euros, and after R+V Versicherung, the previous owner, terminated the contracts without notice, legal disputes between the parties are now quite realistic. The Stangls, who invested over 500,000 euros in rehabilitating their business, are now forced to consider legal action after being left without significant support for decades.

The city of Starnberg and Tatar Holding are facing major challenges. Tenants are looking for solutions and while concerns are raised about rent prices and structural defects, it remains to be seen how the situation will develop in the coming months. If one thing is certain, it is the fact that this remains an issue that will concern the citizens of Starnberg.
