Starnberg: Tenants shocked – 500 euros for parking space in Seearkaden!

The Seearkaden in Starnberg has been a topic of conversation since its sale to Tatar Holding, a real estate portfolio holder from Paderborn. With this takeover, not only did a new owner become active in the region, but the rental agreements for the underground parking spaces are now in jeopardy. From August, tenants will have to pay 500 euros per parking space, which represents a drastic increase on the previous prices of 75 or 80 euros. These notices of termination were sent on June 27, 2025 and are making the rounds of concern among tenants. The notice period is dated July 31, 2025 and there are quite a few considerations about a possible change of location.

What is behind this price increase? According to Tatar Holding, the reasons are varied: reduced capacities, rising operating costs and extensive renovation investments in the mid-single-digit million range are just some of the factors cited by the holding company. This casts a shadow over the future of the parking garage, which is currently closed to the public and only accessible to long-term parkers. The mayor of Starnberg, Patrick Janik, has already informed the district office to clarify the situation.

Problems in the building: mold and odors

It's not just the parking situation that's causing unrest, the building structure of the Seearkaden itself is also under pressure. At the end of the year, three businesses, including the popular bistro “Enjoy” and the gift boutique, terminated their rental agreements. Markus and Anita Stangl, the largest tenants in the building, are faced with a rent arrears of almost 20,000 euros. But that's not all: In addition to the financial burden, they have to complain about massive problems with mold, wet floors and even rotten pipes, which have been a known issue for years. Despite multiple reports to the property manager, the Stangls received no support.

The incidents in the building make a move unavoidable. Medien LB has already found a new location, but the Stangls are expecting sales and moving stress at Christmas time. R+V Versicherung, owner of Seearkaden, is also considering a suspension regarding the termination of the two apartments within the complex, but is continuing to examine the matter.

Rent development and challenges

One topic that should not go unmentioned in connection with the Seearkaden situation is the general development of rental prices in Starnberg. According to the rent index for the region, factors such as demand, economic conditions and legal regulations have a significant influence on rental price developments. In a rapidly developing environment, as Starnberg is currently experiencing, one can speak of a tense housing market. Immigration from other regions and economic prosperity also contribute to increasing rents.

Given all these circumstances, the Seearkaden is a vulnerable area for changes that can have both economic and social impacts for the city of Starnberg.
