Alarming rents in Frankfurt: Over 40% of offers are too expensive!

Rents in Frankfurt have once again become the focus of the city administration. As the faz.net reports, as part of the “Rent Monitor” pilot project, a large number of apartment advertisements on internet portals have been examined since the beginning of the year. During this initiative, which is scheduled to run until the end of March, it was noticeable that over 40 percent of the rental offers were already classified as suspiciously high.

A look at the numbers shows that more than a quarter of these advertisements demand rents that are over 50 percent above the rent index level. Many of the apartments examined are between 20 and 50 percent above the typical local rent. The rent monitor, initially intended as an informative tool, is intended to remind landlords of their legal obligations. However, the fact remains that the values ​​determined cannot make legally secure statements about the actual rental prices. This means that apartment tenants do not always have access to the actual rental agreements.

A small ray of hope comes from the state government, which recently extended the rent control until November 2026. This stipulates that for new rental agreements in areas with a tight housing market, such as in Frankfurt, the rent may not be more than 10 percent higher than the local comparative rent. This regulation has now been in force for ten years and ensures that many tenants in the affected cities are legally protected.

What exactly is happening in the rent monitor? The city has reviewed over 2,000 rental offers and plans to contact around 400 landlords who may be demanding excessive rent. This is part of a wider commitment to better inform both landlords and tenants about their rights and responsibilities. The main aim is to raise awareness of the legal regulations on rent levels. However, tenants themselves must take action if rent increases found in new contracts exceed the applicable limits.

It is worth taking a closer look at the background to the rent cap. This regulation is not easy to handle and is subject to specific requirements. For example, it only applies to residential rental agreements concluded after June 28, 2019. In addition, tenants in current contracts who agree to a rent increase may no longer be able to hope for reimbursement of excessive rents in the future due to a ruling by the Federal Court of Justice.

Frankfurt has a lot to do to make the rental landscape more transparent and fair. Tenants are required to actively inform themselves and, if necessary, defend themselves. It remains to be hoped that the city's measures will not only sensitize landlords, but also better focus on tenants in order to find a solution to the rental problem together.
