Mega tourism in Bad Zwischenahn: 200 million euros for a new hotel!

Big things are happening in Bad Zwischenahn! With a symbolic groundbreaking ceremony, an ambitious mega-tourism project has been launched in a former Bundeswehr hospital area. Around 200 million euros are being invested in the redevelopment of the 34 hectare site, which has been unused since the Bundeswehr withdrew in 2008. The entire plan, which has been in the drawer since 2005, is intended not only to improve the region, but also to serve as a “small economic stimulus program” for Bad Zwischenahn, according to Mayor Dierks.

At the center of the project is the four-star plus hotel “Residence Inn by Marriott”, which is intended to attract guests with 134 rooms and a total of 260 beds. The Marriott Group will take over the hotel operations in collaboration with the Mayer & Dau Group from Rastede. But that's not all: a holiday home complex with around 60 two-story houses and extensive residential development are also planned. Marketing of the residential buildings is already underway, and an encouraging 70% of the approximately 220 to 230 residential units have already been sold or reserved. The marketing of the hotel and holiday homes, however, is still pending as investors are waiting for construction to be ready, as [merkur.de](https://www.merkur.de/deutschland/niedersachsen/dimensionen-mega-tourismus-projekt-in-niedersachsen- Sprengt-alle-93917045.html) reports.

Public landscape park in planning

Another important aspect of the project is the planned public landscape park. But before trees can be planted there, the area must first be decontaminated in order to remove contaminated sites from the Bundeswehr era. However, the makers are confident that they can take the necessary steps quickly. The construction projects are expected to be predominantly awarded to regional companies, which could create additional jobs.

However, there are also critical voices about this project. Social housing construction is denounced because only 19 of the planned apartments are intended for tenants with a certificate of eligibility - that's less than 10%. Here too, those responsible are required to find a solution that takes into account the high demand for social housing. The project could serve as a boost for tourism, which is urgently needed, especially in Lower Saxony. In 2024, 1,959,985 overnight stays were counted in Lower Saxony, which shows that there is a lot of potential in the coming years, as statisticsportal.de shows.

A look into the future

The ambitious construction project has set a time frame of 2029, with the first parts possibly opening as early as 2028. The property owners are also working hard to remove contaminated sites and ordnance in order to make the area fit for future development. Walter C. Neumann and Rolf Seelige-Steinhoff will keep an eye on the next steps and the development plan with the planning offices involved and the municipality of Bad Zwischenahn. It remains to be seen whether this mega-project will be a complete success, but one thing is certain: in the coming years, Bad Zwischenahn will remain an exciting place for tourists and locals alike, where you can always discover new things.
