Neustadt buys the Hertie site: demolition and redevelopment are imminent!
The city of Neustadt has taken an important step towards future development. On Monday, October 27, 2025, the purchase agreement for the site of the former Karstadt/Hertie department store was signed. Mayor Marc Weigel and the insolvency administrator Vanja Alexander Kovacev concluded the agreement, which includes a purchase price of around 4 million euros. This price corresponds to the current land value, reports the Weekly newspaper reporter.
The city plans to demolish the area and redevelop the site. The opening of the insolvency proceedings is scheduled for November 10, 2025, with the city officially becoming the owner after the land register entry. The city council resolution was passed unanimously in April 2025 to advance the acquisition and demolition preparations.
Planned measures
The engineering firm Roth & Partner has already been commissioned with the demolition statics. The demolition work, which is expected to begin in 4 to 6 months following approval and tendering, will cost around 1.5 million euros. The aim is to carry out a complete demolition and establish a temporary car park on the site by the end of 2026. This is intended as an interim solution to partially refinance the city's expenses.
Parallel to the demolition, a participation and tender process will be started to collect ideas for possible subsequent use of the property. The main aim here is to develop an economically viable, urban development-convincing and attractive solution. Mayor Weigel emphasizes that the city's intervention is necessary to avoid standstill and breathe new life into the area.
The context of urban renewal
Urban renewal is a process that has been taking place for thousands of years due to changing needs and challenges. Even in the advanced civilizations of antiquity, cities were constantly redesigned to meet the needs of the population. The demolition of old structures has often created space for new growth throughout history, as well demolition work explained.
Today, however, cities are faced with the challenge of finding a balance between demolition and preservation, innovation and tradition, and economic and environmental needs. The measures in Neustadt are therefore not just a simple demolition project, but an integrative approach that is intended to give new impetus to urban development. The city hopes that by integrating funding and private investments, sustainable solutions will be created that enable positive development for all citizens.
