Construction project for seniors in Tholey: A country house with the best care!
On November 4, 2025, the groundbreaking ceremony for an exciting construction project took place in Tholey, at the foot of the Schaumberg: the construction of a senior citizens' home. This project, a joint venture between Exsos GmbH and the Victor’s Group, will be Victor’s’ first country house project in Saarland. The villas will not only offer a family atmosphere, but will also integrate modern and sustainable solutions to meet the needs of the elderly. Loud Saarbrücken newspaper Exsos and Victor’s have already successfully developed eleven similar country houses in Thuringia.
The planned “Landhausquartier Schaumberg” will include two senior living communities, as well as assisted living and holiday and employee apartments. The small, manageable structure of the project promotes a close community among the residents. “We rely on small units that create a family environment,” emphasized a person responsible during the construction inspection.
Modern living concepts for seniors
A special feature of the project is the possibility of providing care for seniors of all levels of care. Residents can enjoy the benefits of assisted living and receive preferential treatment when allocating inpatient care places. The first construction phases focus on the care facilities. A maximum of 55 residents will be accommodated in inpatient care; a total of 48 single and double rooms will be available, which will be equipped with modern, easy-care materials.
Rooms vary from 20 m² for accessible single rooms to 33 m² for double rooms, all with private bathrooms. The second building also provides an additional 52 outpatient units in the form of one-room, two-room and three-room apartments. Common rooms and small terraces promote exchange among residents.
Sustainability in focus
Another important aspect when building the country house is sustainability. The buildings are constructed using solid wood construction, which is not only CO2-neutral, but also integrates modern technologies such as photovoltaic systems, heat pumps and surface temperature control for heating and cooling technology. This environmentally friendly approach shows that the course is being set for a sustainable future.
The mayor of Tholey, Andreas Maldener, sees this project as a great opportunity for the community: “The country house district will not only create valuable jobs, but also expand the range of high-quality care places.” Around 80 jobs will be created at Schaumberg, with particular attention being paid to first-class care and training. A separate nursing school will be set up for this purpose.
The inpatient care area and assisted living are scheduled to open in the summer of 2027, while outpatient care is scheduled to start in the fall of the same year. The community is looking forward to this pioneering project, which will not only improve the quality of life of seniors, but also enrich community life.
