Neumünster is planning a new residential area: 170 apartments on Grüner Weg!
Next year, the demolition of the empty commercial buildings on the former Lekkerland site will begin on Grüner Weg in Neumünster. The halls, which have been in disrepair for several years, are making way for a new and large residential project. The Frank project development residential concept has secured the 57,000 square meter area on which a new residential area with 170 apartments is to be built. These plans have already received the green light from the city committees, which made their recommendations for development plan 95 in the Wittorf district. The final decision in the council meeting is still pending and is due to be made on September 30th, as kn-online.de reported.
The new apartments will be created in various forms: 57 three-story apartment buildings along the Green Path, 94 terraced houses and 20 semi-detached houses. It is planned that 30 percent of the apartments will be built in social housing, which will make the project attractive not only for investors but also for the population. In addition, a 30 meter deep green strip leading to the adjacent Wittorfer Forest will be kept clear. This not only ensures a pleasant living atmosphere, but also preserves property areas with natural qualities.
Planned infrastructure and challenges
Another component of the project is the daycare center with four groups, which will also be built on Grüner Weg. However, it is currently uncertain whether the daycare center will actually be built, as the need for daycare places in Neumünster has already been met. According to the planning specifications, 153 parking spaces are provided for the new apartments, which corresponds to 0.7 parking spaces per apartment. In addition, visitor parking spaces and public parking spaces are to be provided at the daycare center, so that a total of 193 parking spaces are planned. When it comes to sustainable living, car sharing offers and fast charging stations for electric cars are also on the agenda.
Also worth mentioning is the abandonment of the originally planned 30 km/h zone on the Grüner Weg. This caused mixed feelings in public discussions, but those responsible decided against implementation in order to make traffic management more attractive. There are over 200 legally binding development plans in Neumünster, which include, among other things, various plan changes and additions. Information about properties within the scope of a development plan is available, a circumstance that could be of great interest to potential buyers and investors, as neumuenster.de reports.
For anyone interested in the current development plans, the Urban Planning and Urban Development Department offers the opportunity to request paper copies. These are available for an administration fee starting at 6 euros, depending on the number of pages.
