Ostelsheim 2040: Major renovation project for the town center started!

Something is happening in Ostelsheim! The local council recently launched the “Community Development Concept 2040”, which is intended to pave the way for a comprehensive redesign of the town center. Again Black Forest messenger Reportedly, a statute was also adopted for a redevelopment area, which forms the basis for the upcoming measures.

The goals are clearly set: The activated internal development should put a stop to vacant lots and vacancies, create new living space and increase the attractiveness of the town center. Furthermore, the focus is on improving accessibility and quality of stay. Local supplies should also be secured, meeting places created and listed buildings renovated.

Funding and support

For the comprehensive measures, which are estimated at around 10.9 million euros, the municipality could receive support with 60% of the costs - that would be around 4.4 million euros of its own contribution. Private owners can count on funding for renovations starting at 10,000 euros. Particularly interesting: Demolition costs of up to 25,000 euros and renovation measures of up to 15%, also up to 25,000 euros, are funded. An initial funding pot of 400,000 euros is already available and could be increased if necessary. This is financed by the state's urban development funding, as also stated in the information provided by the Nationwide programs described.

The situation is promising: 56% of the buildings in the redevelopment area were built before 1950, and more than 70% are either poorly insulated or not at all insulated. A survey shows that 72% of owners plan to renovate within the next five years if funding is available. The statutes are initially valid for ten years, with the possibility of a five-year extension. In addition, property owners in the redevelopment area receive a note in the land register, which secures the municipality a right of first refusal.

Information for citizens

To raise awareness of the upcoming changes, an information event for residents is already being planned for early 2026. This will provide the opportunity to ask questions and to actively participate in the process, which is intended to sustainably strengthen not only the structural but also the social structure of Ostelsheim.

The city administration hopes that these measures will improve the quality of life and position Ostelsheim as a lively and attractive place to live. This example could also inspire other communities, similar to the experiences of Municipality of Merdingen show that is moving forward with its own citizen survey and a clear purpose for restructuring.
