There is currently a housing shortage in the Göppingen district: around 3,500 apartments are missing, while at the same time around 3,550 properties have been empty for a year or longer. This is shown by a current study by the Pestel Institute, which was published on November 5, 2025. The institute's chief economist, Matthias Günther, is optimistic about construction activity, emphasizing that around 870 new apartments need to be built every year to meet demand. Only 351 building permits were issued for the first half of 2023, further exacerbating the pressing problem of undersupply.
How does this critical situation come about? On the one hand, experts demand that approved apartments actually have to be implemented. The President of the Federal Association of German Building Materials Trade (BDB), Katharina Metzger, blames the federal government for the inadequate measures in housing construction. She is pushing for housing construction to be made a top priority in order to finally stimulate the economy again. Various construction companies are already struggling with bankruptcies, which is also leading to massive job losses, according to the current market situation.

The Pestel Institute emphasizes that building regulations need to be simplified in order to create more affordable housing.
Experts are particularly critical of the excessive energy saving requirements, which significantly increase the costs of housing construction. The problem is not only evident in Göppingen, but could also reach similar proportions nationwide.
