Something is happening in Unterheinriet: The Untergruppenbach local council recently sent its plans for the “Heinrieter Mitte” to the next round. At the center of the changes is the barn-like building, which will soon make way for a modern new development. The council wants to push this forward – and open a new chapter for the town center. This decision brings a breath of fresh air into the construction method, away from the traditional gable roofs.

Project developer Moritz Lakotta from the property development company Albert Amos points out that these innovations were particularly necessary due to energy considerations and better utilization of the living space. The overarching goal: Strengthening Unterheinriet's central infrastructure should ensure improved local supplies and raise the traffic situation to a new level.

New buildings and local supplies

As part of the redesigned town center, two modern residential and commercial buildings are to be built in place of the old barn. These not only bring 15 barrier-free apartments, ideal for assisted living, but also a multifunctional community space and a bakery that will promote social interaction. The ground floors of the new buildings will be designed to provide protection during heavy rain. In addition, three additional parking spaces will be created in Brunnengasse, while the number of parking spaces on the market square will remain at eight. However, the locations of the new trees will be adjusted, as is the case Baldauf Architects add.

Intensive development of the ground floor zones for public use is being planned. This could include, among other things, a library, a day care center and a combination room for a baker and butcher. The parking situation should not only be functional but also inviting, with tree areas, seating and water fountains to improve the quality of stay.

Sustainable urban development in focus

“The integration of new ideas and sustainable solutions into urban development is essential today,” says the nationwide urban development policy, which has been providing impetus in Germany since 2007. The redesign of the “Heinrieter Mitte” is an example of such initiatives in which innovative approaches are being tested.

The idea for the redesign didn't come out of nowhere. This vision has been floating around since 2018 and is part of the “Community Development Program 2035”. However, the project stalled due to increased construction costs and interest until a break of two and a half years was taken in 2022, during which a new developer was sought. Now we're moving on to the next stage - the local council has voted unanimously to adapt the development plan. Citizens can soon look forward to signing a binding declaration of intent with the developer.
