The financial situation of the new BBBank Wildlife Park in Karlsruhe causes discussions among politicians and fans. Friedemann Kalmbach, chairman of the local council group for Karlsruhe, recently expressed his concerns about the increased construction costs and reduced lease payments by Karlsruher SC (KSC). The complete renovation of the stadium cost an impressive 160 million euros. The KSC, which spent 104 million euros on the construction of the stadium, must repay these costs to the city over a period of 50 years - instead of the originally planned 33 years.
The KSC's lease payments are made up of various components, including the basic lease and a maintenance fee. For 2025, the lease payments are set in detail as follows:
- Grundpacht A: 135.861 Euro
- Grundpacht B: 1.731.261 Euro
- Instandhaltungspauschale: 242.501 Euro
- Gesamt: 2.109.623 Euro
Financial challenges and support
From 2026 to 2028, lease payments are also fixed, while the city of Karlsruhe plans to make annual compensation payments of around 8.7 million euros for 2025. These payments are necessary to cover a deficit caused by high construction costs and reduced equity. Deficits of around 7.2 to 7.3 million euros are expected for the following years. Savings measures and debt restructuring have already been taken to reduce the 2026 deficit by over 15 percent, but further savings through long-term contracts and lease obligations are a long way off.
The situation could be made even worse by a possible relegation of the KSC to the third division. Such a step would have a massive impact on lease payments and thus on the stadium's entire financial situation. “We have to present the financial framework conditions transparently,” demands Kalmbach.
