New café in Waldhausen: local council discusses building height and parking spaces!
At its meeting on Thursday, the Lorch local council took an important step for the region's catering industry by fundamentally endorsing the building applications for a new café at Lammgasse 9 in Waldhausen. Mayor Marita Funk was pleased about the creation of a new restaurant in the town center and emphasized the need to support such projects in order to promote the revitalization of the inner cities. According to Remzeitung, the café operator already has plans to open from Thursday to Saturday.
A small outdoor area will also be set up, creating the opportunity for outdoor dining. However, several permits are required. Conversion to catering requires approval, regardless of the type of conversion, be it an empty shop that becomes a café or a former kiosk that is converted into a restaurant. Planeco Building offers this information, among other things. If the necessary permits are missing, there is a risk of fines and a ban on use.
Concerns about the number of parking spaces
However, there were also discussions in the local council, especially when Dr. Dietmar Hermann from the CDU expressed concerns about the number of parking spaces for the new café. Mayor Funk pointed out that the district office's requirements will be checked and adhered to. Various requirements apply to catering establishments, such as parking spaces for guests and staff, which can vary depending on the size of the establishment.
Another point at the meeting discussed a construction project in the Kellerberg region. Here, city architect Achim Waibel deepened the discussion about the permissible height of retaining walls, which is limited to 1.25 meters in the development plan - an aspect that is of great importance when approving building applications. The client planned terraced retaining walls, each one meter high, which have now been approved with the requirement of a distance of one meter between the walls.
Accommodation fee schedule
The local council also unanimously approved a new fee schedule for the homeless and refugee accommodation in Steintobel. The usage fee is 15.89 euros per square meter, which is in the upper area of the Ostalb district. This calculation includes not only the operating costs, but also the administrative costs and the activities of the building yard. In addition, a flat operating cost fee of 113.31 euros per person per month is charged.
During the citizens' question time there was only one person to speak, praising the revitalization of the city center and Oriaplatz. In such developments, it is important that citizens can get involved and that local decision-making processes are transparent.
In summary, the move to approve the new café is good news for Waldhausen as it contributes to the further revitalization of gastronomy in the region. However, the legal and building challenges associated with conversion to catering and outdoor dining should not be underestimated. These aspects are comprehensively covered in Heidemann & Partner, which addresses the legal conditions for outdoor catering and permits.
