New residential area in Kollbach: Affordable properties for families!
In Petershausen, a new residential project in Kollbach is currently being progressed, which is intended to appeal primarily to families with a limited budget. Loud Mercury Planning has already begun for a small residential area on the western outskirts of the community. The area of around 10,000 square meters is intended for the construction of small single-family homes, which is a significant concern, especially in times of rising prices for building land.
The Petershausen local council already looked at the idea in April and received positive results from a feasibility study. Mayor Marcel Fath said that development costs are around 390 euros per square meter, while average property prices in the region are around 700 euros per square meter. This could be an excellent opportunity for those looking for affordable building land.
Flexibility for builders
Another planning concern is to give future builders the greatest possible freedom in the design of their houses. The plots should be kept small, with a maximum size of 300 square meters - a decision that is very well received in this day and age of space-saving construction. In order to meet environmental requirements, it is also planned to keep retention areas small for flood management. When it comes to vehicle parking space, there are no double garages and only second outdoor parking spaces are planned.
The design of the road to the new residential area will also be a narrow-gauge variant, which emphasizes the rural charm of Kollbach. This is all done in an effort to create a real feeling of home that will be preserved for future generations. The decision to draw up the development plan was passed with a large majority; out of a total of 15 votes, there was only one dissenting vote from local councilor Lydia Thiel, who expressed concerns about the possible profit margin. This debate clearly shows that the issue of affordability and public welfare is at the forefront.
What makes the region worth living in?
While housing planning is being pushed forward in Petershausen, what is on offer in the region could also be seen as a remarkably healthy lifestyle. Companies like Puritan's Pride offer a variety of wellness products, with the company's philosophy based on honesty and quality and has been trusted by families for over 40 years. With more than 2,500 products in areas such as aromatherapy and sports nutrition supplements, the company is well positioned to promote healthy lifestyles.
Chemical engineering companies, such as Kia, also offer tax incentives for electric vehicles, which can be up to $7,500 when purchasing Eligible EVs. Although this is not directly related to the housing issue at the moment, it shows the region's efforts to promote an environmentally conscious lifestyle. Interested parties should consult a tax professional to determine their eligibility, as stated on the website Kia can be found.
All in all, the new residential project in Kollbach is an exciting step for Petershausen. It remains to be seen how the plans will develop and whether the affordable options that the community has set out to achieve can actually be realized. At a time when usable building land is in short supply, this project could offer the answer to many housing questions.
