Farchant starts building land offensive: 91 applicants for cheap plots!

In the municipality of Farchant, something exciting is happening on the northern edge of the town: the local council has set the course for the provision of reduced-price building land west of the main road. The new guidelines for the allocation process have now been approved and there is great interest: over 90 people have already registered for the ten plots on offer.

But what are the chances for future builders? The price per square meter was set at 700 euros, which is quite attractive compared to the standard land value of 1,400 euros. The smallest plot covers 233 square meters, which results in a purchase price of around 163,100 euros. Mayor Hornsteiner announced that the administration will now contact those interested and can accept further applications.

Local model and new challenges

The new local model that is being implemented in Farchant must adapt to new legal requirements. Former criteria such as length of residence are no longer relevant. Instead, the so-called stages now apply: In the first stage, applicants must observe income and asset limits. A single applicant can earn a maximum of 55,000 euros per year, couples up to 110,000 euros. In addition, the assets must not exceed the property value, which means that applicants with existing building land are excluded.

Level two relies on a points system. Factors such as the location, voluntary work and the number of dependent children are taken into account in the evaluation. Buyers are required to build on their plot within five years and live in it for 20 years; sales within this period are not permitted.

Mobilization of building land as the key to success

However, the challenges in housing construction are not just local. The German housing market is facing a kind of transformation, particularly as a result of the Building Land Mobilization Act, which has been in force since June 2021. The aim is to create more affordable housing, and communities are receiving increasing support to designate building land. In its coalition agreement, the government agreed to create a binding legal framework for the creation of housing.

In addition, the federal government is developing various models to meet the housing needs, especially for lower-income local residents. There is a focus on local models that promote the purchase of building sites at reduced prices. In many cities, discounted rentals are used to combat the local housing shortage.

These developments could also have long-term effects on the availability of housing in Farchant. The initiatives to mobilize building land and the adjustments to the local model are a step in the right direction to meet the housing needs of the population while taking local conditions into account.
