In the past, however, tenants only had to pay between 75 and 85 euros, which made the planned price increase all the more shocking South German newspaper reported.
After strong protests from tenants, Tatar Holding finally reduced the price for the parking spaces to 150 to 200 euros. But despite the improvements, it remains unclear what long-term plans the company has for the “sea arcades,” which are in dire need of renovation. The complex, which was sold by R+V Versicherung just over a year ago for around 15 million euros, is struggling with a significant maintenance backlog. The condition of the underground car park is so bad that half of the 160 parking spaces are already unusable. Water accumulation and a musty smell are just some of the problematic aspects that tenants complain about.
Renovation and redesign in prospect
Tatar Holding has announced that it will carry out energy upgrades and renovation measures. The large underground car park area has also been closed for months and there have been reports of drug dealing in the unused areas. Despite these challenges, Tatar Holding plans not to evict the affected tenants from the ordered parts of the building during the renovation. This is seen by some as a positive accommodation.
The termination of the rental agreements, which is due to take effect on July 31, was considered necessary in order to carry out a new lease in line with the market. However, the legal situation must not be ignored here, as legal measures such as rent controls and rent caps influence prices. Experts point out that in urban areas, such as in Starnberg, the relationship between supply and demand has a significant influence on rental price developments. The influx of people through migration and internal migration further increases this effect, according to analyzes by Engel & Völkers.
Current situation and forecasts
While the situation for tenants remains tense, some have already organized alternative parking spaces or are considering moving out of Starnberg entirely. Finding a suitable parking space is becoming increasingly difficult, especially in popular residential areas where the demand for parking is constantly increasing.
