New apartment building in Jever: affordable living space for everyone!
There is currently a lot of work being done in Jever: Today Wohnungsbau Friesland is celebrating the topping-out ceremony of a new apartment building at Herrengartenstrasse 21. Under the current conditions, these developments are more than pleasing, as they are made possible by public funding despite increased construction costs. The new building is part of a larger program that was started in 2016 and now complements the existing portfolio of a total of 25 apartment buildings with 100 apartments from 1964.
The conditions for these buildings were not always easy. Particular challenges arose due to the nature of the ground and the suspicion of leftover ammunition in the region. Nevertheless, it was possible to construct another building of the “Wangerooge” type, which has already proven itself at other locations in the district. This shows once again that a good hand is required when creating living space.
It's the details that matter
The new apartments have been carefully planned: five units each measure between 50 and 63 square meters and have pleasant balconies. In order to cope with climatic developments, the roof will be equipped with a modern photovoltaic system and an electric charging station for electric vehicles will also be installed. Heating takes place via central air heat pumps. Outdoor areas are designed to be close to nature and planted with fruit trees, which not only looks pretty but also contributes to biodiversity.
The apartments are intended for interested parties with a middle income who also have a residence permit. With an expected rent of 7.30 euros per square meter, this can be considered a real bargain if you consider the market rents of 12 to 15 euros in privately financed housing construction. This makes it clear that through clever funding policies, such as those pursued by NRW, affordable housing can also be made accessible to broader sections of the population.
A look into the future
New construction projects are already in the pipeline: the next construction of this type of house will start in the fall on Alexanderstrasse. In addition, another apartment building is being built on Wangerooge, where living space is extremely rare. Further new buildings are also planned in Varel, Schortens and Jever, which show that the need for living space is still high.
The pressure on the housing market in North Rhine-Westphalia remains unbroken. As numerous reports show, the need for affordable, climate-friendly housing in Germany is currently not sufficiently met. This is due, among other things, to rising building interest rates, material shortages and supply chain problems resulting from the effects of the Ukraine conflict. This makes the efforts of the Federal Ministry of Housing, Urban Development and Construction, which wants to promote housing through funding programs, all the more important.
In total, the federal government will provide 21.65 billion euros for social housing construction from 2022 to 2028. The focus is not only on new buildings, but also renovations - an important signal to the municipalities in the region that work is being done here in a sustainable and future-oriented manner. Housing construction is therefore designed for the long term and will continue to play a central role in urban development in the coming years.
Innovative approaches are needed to provide future generations with a home. Funding programs for students, trainees and for climate-friendly construction are already being discussed, and those responsible are facing the challenges with fresh ideas and commitment.
