The city of Cologne is facing an exciting development: On August 14, 2025, the Gelsenkirchen housing company VIVAWEST celebrated the laying of the foundation stone for an extensive construction project in the 6-Seen-Wedau residential area. Over 190 new apartments are to be built here in the coming years. This project is part of one of the largest neighborhood developments in North Rhine-Westphalia, which aims to create urgently needed living space. According to Radioduisburg, the laying of the foundation stone is a decisive step in this direction.

The new apartments are supported, among other things, by public funding in order to create affordable housing. VIVAWEST has already started work in this up-and-coming district, while Head of Portfolio Management/Acquisition, Bastian Brusinski, emphasizes the high demand for living space in Cologne.

Ringviertel district development

But that's not all VIVAWEST is planning. The company is also pushing ahead in the Ringviertel district development in Cologne-Rodenkirchen. Here VIVAWEST acquired two of a total of four construction sites from Bauwens Development GmbH & Co. KG and Convalor Projektpartner GmbH. More than 200 apartments are to be built on these properties, some of which will also be publicly funded. The turnkey handover to VIVAWEST is scheduled for mid-2029, as VIVAWEST reports.

The project includes construction sites with a total area of ​​around 14,400 square meters on Ringstrasse. Four residential buildings are planned with a total of 209 1 to 5-room apartments, 51 of which will be publicly funded. All new buildings should meet the efficiency house standard 40 QNG and be equipped with modern heat pumps and photovoltaic systems. In addition, attractive open spaces with public green and play areas are also planned.

Challenges and opportunities

Markus Greitemann, councilor for planning and construction for the city of Cologne, is optimistic about the rapid implementation of the projects and the need for quick building permits. “We really have something good going on,” he says. But not everything goes smoothly. Bastian Brusinski is still waiting for the state funding for the publicly subsidized housing to be made available. The official start of construction in Rodenkirchen is scheduled for the beginning of 2026.
