New property tax notice for Bad Kreuznach: changes from June 24th!

There is an important innovation for homeowners and property owners in Bad Kreuznach: On June 24, 2025, notices regarding the changed determination of property tax B for the assessment year 2025 will be sent out. This information is currently spreading through the Treasure office of the Bad Kreuznach city administration and affects all citizens of the city who own property.

As part of a city council decision of May 27, 2025, a tax rate statute was passed that introduces differentiated tax rates for undeveloped and developed properties. The new regulation applies retroactively from January 1, 2025. The assessment rates were set as follows:

These measures are part of the comprehensive property tax reform that will come into force on January 1, 2025. The aim of the reform is to make property tax revenue-neutral for property owners. New system brings changes

The real estate is assigned to the new assessment rates based on the type of property noted in the tax office's property tax assessment notice. There are a total of nine different types of property, each of which is assigned to the aforementioned assessment rates. This includes:

  • Bebaute Grundstücke (Wohngrundstücke): Einfamilienhaus, Zweifamilienhaus, Mietwohngrundstück, Wohnungseigentum
  • Bebaute Grundstücke (Nichtwohngrundstücke): Teileigentum, Geschäftsgrundstück, gemischt genutztes Grundstück, sonstiges bebautes Grundstück

The fundamental changes in property tax B and the new assessment rates mean more than just an adjustment. The first payment due date is scheduled for April 1, 2025, followed by additional due dates on May 15, August 15 and November 15 of the same year. It should be noted that payments should be stopped before the property tax notice is received, like the city administration communicates.

The development of assessment rates at the state level should also be interesting. In recent years, the average assessment rates for property tax B have increased in many municipalities. Over 13% of the municipalities in North Rhine-Westphalia recorded increases in the assessment rate, with Bad Kreuznach choosing a differentiated approach that takes the different types of property into account.

With these changes, Bad Kreuznach shows that it is ready to face the challenges of property tax reform in order to ensure fair and equitable taxation for all citizens.
