In Munich, something is finally happening in the “Sendlinger Loch”, which has been unused for over five years. After a turbulent time, it looks as if the property, which is located at Alramstrasse 14, is getting a new chance. The previous investor M-Concept had to stop building 128 condominiums due to financial difficulties, but the area is now due to be sold for a whopping 50 million euros. But what exactly led to this hoped-for progress? The real estate developer Ehret and Klein from Starnberg, who are also responsible for viewing the area, is considered a potential buyer. Rumors about an impending sale have been circulating on the Munich real estate market for several weeks and have now been confirmed by various sources, including: South German newspaper reports.
The current status of the excavation pit
The excavation situation is not without challenges. The site is now flooded with water, making additional safety measures necessary. Securing work has already taken place this week because the “short-term anchors” have expired and the building owner was obliged to secure it. The Local Building Commission (LBK) made it clear that there are no structural defects, but regular monitoring remains necessary.
It is interesting that M-Concept paid 73 million euros for the property in 2017. Now that the company has run into difficulties and other projects, such as one in Pasing, are also in trouble, the question arises as to whether the new investors will continue to pursue M-Concept's approved project or undertake a complete re-planning. There are no official statements on this yet either.
