In Diez, the city council has just taken another important step in urban development. He approved further construction in the Schläferbergen, which marks the first of up to eight planned apartment buildings. This decision came after six years of intensive planning and preparation. In addition to the approval, there were also critical voices, particularly from the SPD, which expressed concerns about the construction project. A company from Idstein is planning to invest more than 25 million euros in the area of the former Ohl company on Diezer Heckenweg. The plans include 14 single-family homes, 20 semi-detached houses and four apartment buildings, which will offer a total of 20 apartments. Challenges in urban development
With an area of 17,000 square meters, the future residential area is located in the “Diersteiner Au” water protection zone and is not entirely without challenges. The district administration also requires passive noise protection measures and a protective wall on the adjacent commercial area. These aspects show that urban development means much more than just building houses. Soil reports and a renovation concept are therefore also necessary in the planning phase. Contaminated soil, waste and even molding sand must be disposed of properly. Another point that the Diez municipality notes is the lack of green and play areas in the development concept. This is particularly important since the city council plans to use the former administration building as a residential property.
The look into the future
The total living space of the new properties will be around 7,000 square meters; the prices for the apartments are set between 2,800 and 3,400 euros per square meter. The apartment buildings will have five apartments per building, and an underground car park will provide space for 114 parking spaces.
