The 100 best real estate locations in Germany: Southern Germany shines!

Which are the best residential areas in Germany? This question is currently on the minds of many people interested in real estate. The business magazine Capital has published an exciting ranking of the “100 best locations” in Germany, which will make its official debut on the platform and in the new Capital issue on August 15, 2025. Both rural, idyllic regional gems and up-and-coming communities were closely examined.

The primary focus is on cities with a population of between 10,000 and 100,000. This shows that the south and southwest of Germany in particular can boast a large number of top locations. Property prices here are often even cheaper than in the larger metropolises. Over 16 criteria, including labor market development and local recreational areas, were used to determine the best 100 communities.

Top locations in the south and southwest

The rankings include the following highlights, among others:

  • Region Süd (Bayern): Dingolfing, Dinkelsbühl, Günzburg
  • Region Südwest (Baden-Württemberg): Ehingen, Walldorf, Schwäbisch Hall
  • Region Nord/Ost: Spelle, Achim, Emsbüren
  • Region West: Geilenkirchen, Delbrück, Mechernich

There is a clear trend here: While metropolitan regions are sometimes experiencing rising property prices, these rural regions certainly offer attractive alternatives that are particularly interesting for young families or people returning to work.

The database for this comprehensive study comes from real estate data from the IIB Institute and public data from the Bertelsmann Foundation's “Wegweiser Kommune”. The full list of the 100 top locations will be available from August 15th www.capital.de/100-beste-lagen and published in the new issue of Capital.

Prosperity and quality of living

The ranking also offers an outlook on the concept of prosperity, which includes not only financial aspects but also quality of life and social infrastructure. Beautiful local recreation areas and good connections to the job market are crucial for assessing the quality of life and thus the property valuation. A good hand when choosing a place to live can pay off in the long term.

Anyone who is currently planning to invest in one of the communities mentioned or is simply looking for a nice new home should take a look at the published list by August 15th at the latest. This way you could fulfill your dream of living in one of the best German communities.
