Which are the best residential areas in Germany? This question is currently on the minds of many people interested in real estate. The business magazine Capital has published an exciting ranking of the “100 best locations” in Germany, which will make its official debut on the platform and in the new Capital issue on August 15, 2025. Both rural, idyllic regional gems and up-and-coming communities were closely examined.
The primary focus is on cities with a population of between 10,000 and 100,000. This shows that the south and southwest of Germany in particular can boast a large number of top locations. Property prices here are often even cheaper than in the larger metropolises. Over 16 criteria, including labor market development and local recreational areas, were used to determine the best 100 communities.
Top locations in the south and southwest
The rankings include the following highlights, among others:
- Region Süd (Bayern): Dingolfing, Dinkelsbühl, Günzburg
- Region Südwest (Baden-Württemberg): Ehingen, Walldorf, Schwäbisch Hall
- Region Nord/Ost: Spelle, Achim, Emsbüren
- Region West: Geilenkirchen, Delbrück, Mechernich
There is a clear trend here: While metropolitan regions are sometimes experiencing rising property prices, these rural regions certainly offer attractive alternatives that are particularly interesting for young families or people returning to work.
The database for this comprehensive study comes from real estate data from the IIB Institute and public data from the Bertelsmann Foundation's “Wegweiser Kommune”. The full list of the 100 top locations will be available from August 15th www.capital.de/100-beste-lagen and published in the new issue of Capital.
