A look back: In the first quarter of 2022, prospective tenants still had to pay 13.44 euros per square meter. The development is no less remarkable when it comes to new buildings. The prices for new apartments in the Dachau district are rising to an average of 18.30 euros per square meter. This makes Dachau one of the leading regions nationwide in terms of rental prices and ranks sixth. It is only more expensive in Munich and the neighboring districts.

The price range in the area

The neighbors aren't exactly cheap either: in Munich the rental price fluctuates around 22.63 euros/sqm, followed by the Munich district with 21.13 euros/sqm and the Starnberg district with 20.24 euros/sqm. To give an overview, here are the top prices in comparison:

However, it doesn't get much cheaper as you go down. In Miesbach, for example, you can expect 14.98 euros per square meter, while Bad Tölz-Wolfratshausen comes with 14.16 euros and Garmisch-Partenkirchen with 13.49 euros per square meter.

For those who don't want to rent but want to buy, the numbers are just as informative. The prices for newly built condominiums in the second quarter of 2025 were 7,958 euros per square meter, and a newly built single-family home can be had for 7,083 euros per square meter. An existing single-family home sometimes brings 5,958 euros per square meter to the table.

A trend that cannot be overlooked: the Dachau district is one of the ten most expensive regions when it comes to buying real estate.
