A lot is happening in Cologne's vibrant urban landscape: the renowned asset management company Flossbach von Storch is planning an impressive high-rise in Deutz. This construction project is not only taking shape, but is also generating exciting discussions about its influence on Cologne's cityscape and the cathedral's world heritage status.
The planned high-rise will extend along the Zoobrücke and not only offer office space, but also a four-story base with a restaurant and a fitness studio in the southern part of the property. In addition, the public can look forward to an inviting inner courtyard, while a parking garage is to be built in the eastern area. The entire complex will cover around 45,000 to 50,000 square meters of gross floor area, which gives Flossbach von Storch the opportunity to also offer space for subletting, such as Real estate manager reported.
Development plan and cultural compatibility
The urban development committee has already approved the development plan for the project. The cultural heritage impact assessment will also be carried out by the Aachen city planners from Reicher Haase Associierte. Initial information shows that the high-rise building could have a “minor negative impact” on the appearance of Cologne Cathedral. For many Cologne residents, the question now arises: Can the high-rise be harmoniously integrated into the new cityscape, or could there be conflicts with the UNESCO World Heritage Site?
The final results of the tests on the compatibility of the construction project are expected to be available in July. It remains to be seen whether the maximum targeted height of 103 meters can be maintained or whether adjustments may be necessary. Nevertheless, the responsible architects from Baumschlager Eberle received a unanimous contract for the project in October 2024. Research projects on high-rise design in Cologne also deal with the question of how architecture and cultural heritage can be coordinated with each other.
A lot of preparatory work
It is interesting that Flossbach von Storch is currently based in the Triangle Tower, which was limited to 108 meters due to a UNESCO objection. The new high-rise could not only be used to renovate the company headquarters. The region's prosperity could also be boosted - the company already employs over 400 people.
The Cologne city administration has explicitly specified where tall buildings are permitted. High-rise buildings can develop outside designated protected areas. However, the extent to which the planned building could endanger the cathedral's World Heritage status is now being examined. The coming months will show whether the dream of new heights in Cologne will come true or whether the UNESCO contradiction will put a stop to the plan.
