Mainz town hall renovation: costs explode by 15.4 percent!
A lot is happening in Mainz right now, and not without reason. The renovation of the town hall, a major project that has been in the works since September 2020, is providing exciting developments and some challenges. Loud BYC News Mayor Nino Haase, together with project manager Andreas Grund, presented the progress at the 13th meeting of the town hall renovation advisory board. Despite rising construction prices, people are optimistic.
The original budget of 104.1 million euros has now been increased to 124.6 million euros - this corresponds to a cost increase of 15.4 percent. According to the latest controlling report, the additional costs have risen to 10.5 million euros and the cost risks amount to 5.5 million euros. But don't panic, because Haase described the development as "remarkably stable", especially in comparison to the drastically increased construction prices in Germany, which have increased by 49.6 percent in recent years.
Current construction work and challenges
The workers are currently busy with drywall construction and installing technical systems. The next big milestone is also just around the corner: the installation of the impressive steel and glass construction in the inner courtyard of the town hall. Nevertheless, you are always faced with challenges. Grund reported difficulties caused by fire brigade regulations, monument protection requirements and external factors such as the effects of the corona pandemic and the development of electricity prices.
In addition to these intrinsic challenges, the “cost group 600”, which includes the equipment and furniture, also has to be redesigned. These costs were not taken into account in the original budget and are now estimated to amount to 4.5 million euros - so the planning is anything but a trifle!
Looking ahead
Completion of the town hall is targeted for July 2027 and an information campaign will be launched so that the public can follow how the project is progressing. The first video release took place on November 5, 2025. Construction site tours are also planned from 2026 to arouse citizens' interest and show a good knack for transparency.
