New glimmer of hope: residential project at the Hansekreisel for seniors!

The plans for a residential project at the Hansekreisel in Winsen finally seem to be taking concrete shape. The property has been lying fallow for years and numerous investors have tried their hand at ambitious plans, but without success. Now Nortes Real Estate from Hamburg has taken over the reins and is presenting a new concept, which will be presented to the city of Winsen on November 11th at a meeting of the planning committee ( State newspaper reported ).

The area at the Hansekreisel has an eventful history. The original concept called for a four-story building with 120 nursing beds and 50 apartments. But the care crisis put a stop to the project and a number of care services in the Harburg district had to file for bankruptcy. These setbacks led to an urban development contract being concluded between the city and Nortes Real Estate in March 2023 to restructure the plans.

New concept convincing?

The revised concept now provides for 75 apartments instead of the originally planned 120 care beds. The focus is particularly on increasing energy efficiency, which should reach at least efficiency class 50. Almost 60 of the apartments are planned as subsidized housing, which is of great importance for many interested parties. There will also be barrier-free residential units that are particularly intended for older citizens.

With the third concept recently presented, a 100% barrier-free residential project is planned for the “65+ generation”. The optional integration of outpatient care services could provide important support for future residents. This new project provides for a total of 126 apartments, of which only half will be freely available. The remaining 30% is reserved for tenants with a maximum net income of 34,000 euros, while 9% is reserved for income groups up to 25,500 euros and a further 9% for up to 21,250 euros ( State newspaper ).

City demands more commitment

Despite the progress, the city of Winsen remains critical of the plans. She demands more commitment from Nortes Real Estate, particularly in the areas of commercial use, climate protection and design. These concerns must be taken into account in the upcoming planning in order to create a successful and viable residential project.

The new concept will be presented in detail in the Winsen town hall on November 11th at 6 p.m. Interested citizens are cordially invited to find out about the latest developments.
